Lawrence Park North is one of the wealthiest and family-oriented communities in Toronto, with a median family income 129% higher than Toronto Average. For the past several years, Toronto Life consistently ranks Lawrence Park North as the top 5 neighbourhood to live in Toronto.

Community Overview

The boundary of Lawrence Park North runs from Avenue Road on the west to Lawrence Avenue on the south, Braeside Road on the east, and Old Orchard Grove and Doncliffe Drive on the north. The community encompasses three neighbourhoods: Bedford Park, Wanless Park and Teddington Park.

1. Housing:

Lawrence Park North has a fine blend of detached and semi-detached real estate geared toward families with young children. The initial housing stock was developed in the early 1900s, and many have recently been torn down and transformed into multi-million dollar modern homes. Detached houses with a land frontage of 25 feet are most common in this part of Toronto. Nevertheless, many homes with premium, more extensive lots also exist in the Teddington Park neighbourhood, a high-end residential district at the southwest gate of Rosedale Golf Club. Besides detached houses, there are numerous semi-detached homes throughout the community and a small number of condo apartments, townhouses, and rental properties on Yonge Street and the community's borders. About 24% of the residents are tenants living in the area.

From MLS listings, in the past 90 days, Lawrence Park North Toronto sold 24 detached houses on average of $2,367,406; 11 Attached town home, Semi-detached and Link houses on average of $1,738,409; 4 condos on average of $1,467,500.

2. Demographic:

About 21% of the population in the Bedford Park-Nortown community is a visible minority. Nearly 75% of the residents are of European Origins, and 15% are of East and Southeast Asian Origins. British Isles origins, English, Scottish, Canadian, Irish, German and Chinese are top ethnic origins. The top birthplaces of all immigrants are the UK, US and China. Also, a higher proportion of the residents have a bachelor's degree and above.

3. Transportation:

Roughly 42% of residents travel by public transit, higher than Toronto's average. Numerous buses run through the community and have bus stops along Yonge Street, Mt Pleasant Road, Avenue Road and Lawrence Avenue. Located at the centre south of the community, Lawrence subway station connects the central transit system to downtown Toronto. Car commuters can drive onto highway 401 less than 10 mins from the district.

4. Recreation:

Wanless Park is the largest park and offers tennis courts, a basketball court, a baseball diamond, and a kids' playground. For Golf lovers, the Rosedale Golf Club is a private members-only golf club located in the community's northeast corner. Bedford Park Community Centre offers an indoor pool and gymnasium for indoor activities.

5. Shopping:

The most significant commercial real estate is along Yonge Street. Besides many distinctive restaurants, antique shops, and speciality stores, shoppers can find Metro Supermarket, Shoppers Drug Mart, and many other retail stores.

6. Schools:

Lawrence Park North is close to the famous private girls' boarding school, Havergal College. Located at Avenue Road and Lawrence Avenue and founded in 1894, Havergal College accepts female students from JK to grade 12.

Two public elementary schools serve students from JK to grade 6, with John Wanless Junior Public School covering the east and Bedford Park Public School covering the west. Both of these schools are excellent schools in terms of academic performance. Bedford Park Public School and Glenview Senior Public School accept students from Grades 7 and 8. Furthermore, catholic families also have options to study at Blessed Sacrament Catholic School.

High school students will attend Lawrence Park Collegiate Institute, founded in 1936 and delivering French Immersion Programs.

Lawrence Park North is wealthy but also a friendly community.
